Overview

Doma is an AI-first title insurance and mortgage closing technology platform serving lenders, mortgage brokers, and technology providers in the residential real estate market. Founded in 2016 as States Title and later rebranded, the company applies machine intelligence and algorithmic processing to automate the underwriting, escrow, and closing functions traditionally performed through manual review.

The platform delivers instantaneous title insurance underwriting by replacing document-heavy manual workflows with cloud-based machine learning pipelines. Core capabilities include automated title policy issuance, escrow processing, closing document generation, and digital signature and recording management. The technology is exposed through a REST API, enabling integration with lender systems and mortgage origination platforms.

Doma grew to serve over 100 financial institutions and mortgage platforms before being acquired by Title Resources Group (TRG) in September 2024 for approximately USD 88M, creating one of the five largest independent title insurance underwriters in the US. Following the acquisition, Doma Technology LLC operates on a separately capitalized basis. In March 2026, Opendoor acquired Doma's closing and escrow operations to support iBuyer refinance offerings.
